SITE DESCRIPTIONS
The Subject Site, of approximately 25 acres, is genuinely unique.  In a book entitled
1,000 Places to See Before You Die, with sites from around the world, the view from
this Site is one of the places selected (see the next page). It is perfectly suited for a
luxury international retirement community. It is in Metro Tagaytay (ta•ga•tíe), in the
Tagaytay-Talisay (ta•leé•sie) Midlands, situated in the midst of the sweeping vistas and
dramatic mountain scenery overlooking beautiful Taal Lake (tah•áhl) and Taal Volcano
situated in the midst of the Lake. This visual feast combined with an average annual
temperature of 72.9 degrees Fahrenheit in a tropical climate, thanks to the cool
mountain air, creates the ideal setting for a retirement community of incomparable
class.

The Site is located in Metro Tagaytay on the Island of Luzon in the Philippines. Sitting in
the Tagaytay-Talisay Midlands below the Tagaytay Highlands Ridge, it is approximately
2000 feet above sea level, and about 600 feet above Taal Lake which it overlooks. The
Tagaytay-Talisay Midlands, where the site is located, stretches out in a haze of
mountainous beauty (suggestive of the Smokey Mountains in the U.S.) from Tagaytay
Highlands Ridge toward Taal Lake. The Site provides provide breathtaking panoramic
views of these mountains, beautiful Taal Lake and Taal Volcano. The views from the
Midlands area are actually better than the views from most of the Highlands. Unless
one is located on the very edge of the Highlands Ridge, which is almost entirely
developed at this point, the views which are everywhere present in the Midlands are
obstructed in the Highlands except right along the edge of the Ridge. (For those who

preceding geographical references.)  
Metro Tagaytay is a city of about 60,000 and is one of the most popular tourist
destinations in the country. Tagaytay is regularly referred to as the most pleasant city
in Asia - and is the premier playground of affluent Philippines. It is regarded by those
who know the area as “the place to be”. The Site is about 6 miles from the Tagaytay
Rotunda that is located in the center of the city. The residents of an international
retirement community located on the Subject Site could participate in the lifestyle of
this popular resort destination, and at the same time enjoy the privacy and grandeur
of the views offered by the Subject Site. In addition, Metro Manila, an urban world of
over 11,000,000, with the hustle-bustle and cultural attractions of a major city, is only
a little over 50 miles north of Tagaytay.  

The Subject Site, located on Taal Lake Road in the Tagaytay-Talisay Midlands, is in
an area that is the choice of those who could live anywhere is the Philippines that
they might chose. The summer estate of President Gloria Arroyo, also located Taal
Lake Road, is just one and one-half miles down the road from the Subject Site; and
the summer estate of ex-President Fidel Ramos is about three and one-half miles
further down the road. The Site is obviously in a good neighborhood.
